Oceana On Broadbeach: Where the right partnership makes all the difference

Some building projects call for a little more out-of-the-box thinking.

At Oceana On Broadbeach, McNab Building Services (MBS) is delivering specialised curtain wall glazing upgrades to the penthouse levels of two 15-storey residential towers, addressing ongoing water ingress concerns with a highly technical solution.

But the challenge isn’t just what we’re building. It’s how we safely access a penthouse façade 15 storeys above ground, while keeping disruption to residents below to a minimum.

HERO BEFORE Oceana Broadbeach 2025 (1)
A scaffold solution from the top down

This isn’t your standard scaffold build.

Rather than constructing a traditional scaffold system from the ground up, the access system at Oceana has been engineered to hang from the roof. This provides our team with safe and controlled access to the upper façade while significantly reducing the impact on the building and residents below.

A custom winching system is also being used to efficiently transport materials up to the penthouse level, supporting the delivery of the glazing works without relying on traditional ground-level access methods.

For a project of this nature, the access methodology is a critical part of the solution. The system needs to accommodate the height and location of the works, provide safe access for trades and materials, and work within an occupied residential environment.

A partnership built around a complex challenge

Delivering a solution like this requires more than a good plan. It requires the right people around the table.

We’ve partnered with Elite Access Solutions (EAS), our scaffolding subcontractor, to design and execute the specialised access system for the project.

A big shoutout goes to Barry Minton and the EAS team for the expertise and problem-solving that has gone into bringing this system to life.

For complex projects in live environments, the relationship between builder and subcontractor can make all the difference. Early collaboration, clear communication and a shared understanding of the challenges on site allow the team to develop solutions that work in practice, not just on paper.

At Oceana, that collaboration has been particularly important in developing an access system that allows the project team to safely undertake technically demanding works at the top of a 15-storey building, while considering the residents who continue to call the building home.

From access solution to finished façade

With the access system in place, the focus is now on delivering the specialised curtain wall glazing upgrades to the penthouse levels of both towers.

The works are being delivered in stages, allowing the team to progressively complete each area while managing access, sequencing and resident considerations throughout the project.

Stage 1 is now nearing completion, with sections of the scaffold beginning to come down and the new curtain wall glazing on the first penthouse being revealed.

It’s an important milestone for the project and a chance to see the finished result beginning to take shape.

Bringing complex-building expertise to the Gold Coast

Oceana On Broadbeach is a great example of the type of complex existing-building work MBS delivers.

From developing specialised access solutions to coordinating highly technical glazing works within a live residential environment, every stage requires careful planning, strong collaboration and the ability to adapt to the challenges of the existing building.

And we’re only halfway there.

With Stage 1 nearing completion, we’re looking forward to carrying this momentum into Stage 2 and continuing to deliver a solution that addresses the building’s water ingress concerns while breathing new life into one of the Gold Coast’s iconic beachfront addresses.
